How do you find a property to flip?
All of the house flipping shows gloss right over the most important part! They walk through the distressed property in the very beginning of the show. They do not explain how they found that property! Most of the work involved in flipping properties is done by the time there is a property to walk through. The shows claim the find process is not dramatic enough to hold the viewer attention.
In reality, buying the property right is the most exciting part! This process can be very time consuming. You have to know your market well and always be on the lookout for the warning signs that a property may be a good candidate. When you find the property and buy it right you will be doing the happy dance, at least in your head, if not outright for all to see!
The secret to successfully flipping houses is finding properties consistently. Many services claim that they will consistently find great properties for you. We tried that for a while. We went to real estate investment clubs and met wholesalers. We paid for online provider subscriptions. We spent countless hours analyzing properties that were supposed to be prefiltered for us. Eventually we reached the same conclusion for each one. All of the potential had already been drained from these properties. Think about it for a minute. Would a wholesaler sell property to you if they could make more money another way? They say they would, because that is their business model. In reality, most of their sales are between themselves. They play hot potato with the property, gambling that they can find someone to sell to next. Eventually, some poor guy will either lose money working the property or suffer a foreclosure. Then the whole process starts all over again. Please do not let this happen to you!
If you pay someone else to do the work for you, the probability of you being successful long-term is very low. If you want to be successful, you have to do the work yourself. We learned how to do the work through trial and error. As we became better at it, our speed increased. But we never were fast enough. Not even close! The deals we found were just from luck of being in the right place at the right time. To find deals consistently, you have to be everywhere at all times! We eventually decided that we needed help.
We are electrical engineers, so we decided to train a computer to do this work. At the time, there was no software product on the market for that purpose. We know that because we searched at great length. We would have happily paid for this software had it been available. Since it wasn’t, we created it ourselves out of necessity. At the time of this printing, there still exists nothing else like it on the market.
This suite of products does the prospecting work for you! These products are the actual tools we use at Select Home Ventures LLC to find flip properties. They will do the heavy lifting for you!
This software is designed to run on Ubuntu in the Windows Subsystem for Linux (WSL). This is a free system built into Microsoft Windows 10. You only have to turn it on.
You still have to know your market. In order to utilize the SHV Prospecting Software you must
- Define the boundaries of your neighborhoods of interest.
- Obtain past sales data for your market.
- Obtain current listing data for your market.
The software requires comma separated value (CSV) input files containing listings. Sold Listings input files to create models. Current Listings input files to find deals. These listings contain your specific market data. The software will not create these input files. CSV files are plain text files with data delimited by commas. Most multiple listing services (MLS) and many city and county assessor websites produce these files. Example input files of both types are included with the distribution for illustration purposes.
